Battersea Power Station regeneration enters a new phase – latest designs unveiled

The revised masterplan includes a new cultural venue, known as the ‘Third Generator’

Revised plans for the second half of the regeneration of Battersea Power Station have been submitted. Architects Studio Egret West have updated the original masterplan for the redevelopment of the iconic 42-acre site. The masterplan is now more than 15 years old.

The new planning application, submitted by Battersea Power Station Development Company (BPSDC) to Wandsworth Council, revises the masterplan and proposes up to 3.2 million square feet of residential, commercial and leisure space across the remaining 16 acres of the new riverside neighbourhood, nearly doubling its scale so far.

The revised masterplan responds to changes in how people live, work and spend their time, along with reflecting feedback given during public consultation this summer.

BPSDC said the next phases of the regeneration would see commercial spaces of different sizes and designs built to support a range of businesses, if approved, along with new homes and cultural and leisure venues.

The plans include a new cultural venue known as the ‘Third Generator’, inspired by the power station’s two turbine halls, which would bring together a mix of uses and experiences across the arts, music, fashion, food, education, sport and wider creative industries.

The revised masterplan divides each of the remaining phases into clusters of smaller buildings to help the neighbourhood feel more open and connected with the surrounding Nine Elms. It includes a finer network of streets, laneways, courtyards and passages.

The proposals also include new sightlines through the buildings so people can continue to see the Grade II* listed power station, and also connect Nine Elms Lane directly to Nine Elms Park. A new planting strategy aims to better suit the changing climate with resilient species and includes lavender across the site.

James Saunders, CEO of BPSDC, said: “The last decade has seen events like Covid-19 and digital integration into everyday life blur the boundaries between work, living and leisure time, all fundamentally changing how we interact with cities. Responding to this, our refreshed masterplan seeks to place community and connection at the core of Battersea Power Station.

“From green spaces, to expanding London’s cultural scene, championing business innovation, creating new homes and delivering thousands of new jobs, our proposals for the next chapter of Battersea Power Station will build upon our existing successes and create a future-proofed neighbourhood that London can be proud of.”

David West, founding director at Studio Egret West, said: “The revised masterplan builds on the success of the first half of the Battersea Power Station story, creating opportunities for more homes, workplaces, retail and leisure including a new hybrid cultural venue. The future phases will be more permeable, inclusive and intriguing, with an expanded network of playful, artistic and biodiverse public spaces.

“The refreshed vision is also deliberately flexible, leaving room for serendipity, while remaining responsive and resilient to what we’ve learned from the journey so far. It’s about commerce, culture, community and curiosity working in harmony.”

The remaining phases will join more than 2,200 homes, 800,000 square feet of offices and over 170 shops, bars, restaurants and leisure venues now open at the power station.

Work started this month on Prospect Place South to provide around 300 new homes, 65,000 square feet of commercial space and a community hub on the site, while completing the pedestrianised high street Electric Boulevard.

More details on the revised masterplan will be available once the application documents are published on the council’s website. The council will then make a decision on the proposals in due course.
